Renters’ Rights Act: Not in Wales!

Discover why the Renters’ Rights Act doesn’t apply in Wales and get expert advice from Williams & Goodwin.

Renters' Rights Act_ Not in Wales

Hello, landlords and contract holders of Wales! 🌟 With all the buzz about the Renters’ Rights Act (RRA), it’s easy to get tangled in the confusion. But fear not, as we’re here to untangle the facts: the RRA applies only in England (except for the anti-discrimination law), not in Wales.

In Wales, your go-to legislation is the Renting Homes (Wales) Act 2016. This distinction is crucial as it outlines your rights and responsibilities, ensuring you’re not caught up in the English legal whirlwind.

What’s the Fuss About the RRA?

While the RRA doesn’t impact Welsh landlords, understanding its changes can be handy. The Act in England is shaking things up with:

  • Abolishing ‘no fault’ evictions (bye-bye Section 21!).
  • Strengthening renters’ rights for more security.
  • New pet rules making it easier for renters to have furry friends.
  • Higher property standards for safer, quality homes.

Why Wales Isn’t Affected

Housing law is a devolved matter, so the Welsh Government has its own rules. The Renting Homes (Wales) Act 2016, effective from December 2022, brought sweeping changes, such as:

  • Minimum six-month notice for ‘no fault’ evictions.
  • Written statements of contract for all.
  • New safety and repair standards.
  • Clearer joint tenancy rules.

Pets and Other Changes

Unlike England, Wales doesn’t have automatic pet permissions. Landlords can refuse pets but must respond to requests in writing within 28 days. Check out our guide for more on renting with pets in Wales.

What Should You Do?

  • Stay informed: Follow Welsh law, not English headlines.
  • Check your contracts: Ensure compliance with Welsh rules.
  • Seek help: Our Williams & Goodwin team is ready to assist.
