The information given below is provided to ensure you are fully informed of any fees and costs involved in renting a property through Williams & Goodwin The Property People Ltd.
For properties in Wales, the Renting Homes (Fees etc.) (Wales) Bill, means that in addition to rent, lettings agents can only charge contract holders (or anyone acting on the contract holders behalf) the following permitted payments:
A maximum of 1 week’s rent.
Usually equivalent to 6 weeks rent. A higher deposit may be negotiated if a tenant has a pet.
Any communication services (eg. telephone, broadband), TV licence and council tax.
Any payments for the late payment of rent.
A breach of a term within the contract.
Any other permitted payments under the Renting Homes (Fees etc.) (Wales) Bill and regulations once enacted.

How quickly can I move into a property after my application is approved?
Once your application is approved, the time it takes to move into a property can vary depending on a few factors, such as how quickly references are completed, the return of signed tenancy agreements, and the readiness of the property itself.
In many cases, it’s possible to move in within a week or two after approval, provided all paperwork and payments (such as the deposit and first month’s rent) are completed promptly.
Do you accept tenants with pets or on housing benefit?
Tenants with pets:
Some of our landlords are happy to consider tenants with pets, while others may have restrictions depending on the property type or their own preferences.
Tenants on housing benefit:
Under the Equality Act 2010, it is unlawful for landlords or letting agents to discriminate against tenants on the grounds of certain protected characteristics, including disability, which can be linked to receiving housing benefit or Universal Credit.
Recent court cases have also clarified that blanket bans on tenants in receipt of benefits (“No DSS” policies) are likely to be discriminatory and should not be applied. What is your tenant referencing process and requirements?
Do you offer short-term or flexible tenancy agreements?
Most rental properties in Wales are offered on a standard occupation contract, typically with a minimum fixed term of 6 or 12 months, in line with the Renting Homes (Wales) Act.
After the initial fixed term we will discuss renewal with you and offer either another fixed term or a periodic (month by month) contract
How do I report maintenance issues to your agency?
Tenants can report using our FixFlo reporting system or direct to a member of the team.
Do you provide an online portal for tenants to manage their tenancy?

What happens if I need to renew my tenancy agreement?
If you need to renew your tenancy agreement with Williams & Goodwin, our team will usually contact you before your current contract ends to discuss your intentions.
You may be offered a new fixed-term agreement or, if no new contract is signed, your tenancy might continue a rolling (periodic) basis. We’ll prepare all the necessary paperwork for you to review and sign, and any changes to the rent or terms will be clearly communicated in advance.
Do you charge tenants any fees for your services?
In Wales, most fees that letting agents and landlords can charge tenants are restricted by law under the Renting Homes (Fees etc.) (Wales) Act 2019. At Williams & Goodwin, we comply fully with this legislation.

How do you protect my tenancy deposit?
When you pay your deposit, we ensure it is registered with a government-approved tenancy deposit protection scheme within 30 days of receipt.
This protects your money and ensures it is returned to you at the end of your tenancy, provided you meet the terms of your occupation contract, pay your rent, and leave the property in good condition.
Do you offer furnished,unfurnishedor part-furnished rental properties?
Yes, we offer a range of rental properties to suit different needs, including furnished, unfurnished, and part-furnished options. The level of furnishing will always be clearly stated in each property listing.
Can you help me find a guarantor if I need one?
We do not provide guarantor services or find guarantors on your behalf.
Do you offer student accommodation or professional house shares?
We offer a wide range of rental properties suitable for both students and professionals across North Wales, although they are not specifically for those demographics, including Anglesey and Gwynedd.
Our portfolio includes flats, houses, and apartments, many of which are conveniently located for local universities and major employers.
Do you conduct accompanied viewings or can I view properties independently?
We typically conduct accompanied viewings for all our rental properties. This means a member of our experienced team will meet you at the property, show you around, and answer any questions you may have during the viewing.
However, some landlords may choose to carry out viewings themselves.
How do you handle disputes between tenants and landlords?
At Williams & Goodwin, we handle disputes between tenants and landlords by encouraging open communication and, if needed, acting as mediators to help find a fair solution.
