Can you arrange viewings outside of normal working hours? 

Our standard opening hours at Williams & Goodwin are:

  • Monday–Friday: 9am–5.30pm
  • Saturday: 9am–4pm
  • Sul: Ar Gau

While most accompanied viewings are arranged within these hours, some sellers conduct viewings themselves outside usual business hours.  We do understand that flexibility is sometimes needed. If you require a viewing outside of our usual times, please let us know your preferred days and times. We’ll do our best to accommodate your request, depending on staff and vendor availability.

Do you offer new build properties or just resale homes?  

At Williams & Goodwin, we offer a wide range of properties, including both new build homes and resale (pre-owned) properties. Our portfolio regularly features new developments as well as established homes across Anglesey & Gwynedd.

What support do you provide from offer acceptance to completion?  

Supporting our clients from offer acceptance right through to completion is a key part of the Williams & Goodwin service.

Here’s how we help you through each stage:

We’ll advise you on the strength of offers (e.g., cash buyers, chain-free, mortgage-in-principle status).

Liaising with Solicitors & Conveyancers

Do you offer virtual viewings or video tours of properties?  

Yes, we do! At Williams & Goodwin, we offer both virtual viewings and video tours for many of our properties. This allows you to explore homes remotely, which is especially useful if you’re unable to visit in person straight away.

You’ll find video tours or virtual walkthroughs available on many of our property listings. If a property you’re interested in doesn’t currently have a virtual tour, please let us know—where possible, we’ll be happy to arrange a live video viewing or provide additional media.

Would you like us to send you links to virtual tours for specific properties or help you arrange a remote viewing? If so, just let us know which properties you’re interested in.

Do you have access to off-market properties not advertised online?  

At Williams & Goodwin, we do occasionally work with clients who prefer a discreet approach and choose not to advertise their properties widely online. These off-market properties are often available to buyers who have registered their requirements with us directly.

If you’re looking for something specific or would like to be notified about off-market opportunities, we recommend registering your details and preferences with our team. This way, we can let you know about suitable properties before they are advertised publicly.

What after-sales support do you provide once my purchase completes? 

At Williams & Goodwin, our support doesn’t end at completion—we’re here to help you settle into your new home and answer any questions you may have.

We’ll arrange a convenient time for you to collect your keys, ensuring a smooth transition into your new property.

What buyer protection or guarantees do you offer?

At Williams & Goodwin, we are committed to providing a professional, transparent, and supportive service throughout your property purchase. While estate agents in the UK do not provide direct guarantees on the properties themselves (as properties are sold “as seen”), we do offer several layers of protection and reassurance for buyers:

What makes you more likely to call one buyer before another?  

This is something many buyers are curious about, especially in a competitive market.

At Williams & Goodwin, our aim is always to treat all buyers fairly and professionally. However, when it comes to notifying buyers about new properties or progressing offers, there are a few factors that can make us more likely to call one buyer before another:

Position & Readiness

Buyer Status: If you are a cash buyer, have a mortgage agreement in principle, or have already sold your own property (or are chain-free), you are generally considered a stronger buyer. Sellers often prefer buyers who are ready to proceed quickly, so we may prioritise contacting you about new opportunities.

Preparedness: Buyers who have their finances in order and are ready to act tend to be contacted first, as this increases the chances of a smooth sale for all parties.

Registration & Communication

Registered Interest: Buyers who have registered their details with us, shared their requirements, and kept in regular contact are more likely to be notified promptly about suitable properties.

Responsiveness: If you respond quickly to calls and emails, we know you are keen and engaged, so you may be prioritised for updates and viewings.

Specific Requirements

Property Match: If a new property matches your exact requirements (location, budget, style, etc.), we’ll contact you as a priority to ensure you don’t miss out.

Offer Strength

Seriousness of Offer: When multiple offers are received, buyers who demonstrate commitment (for example, by providing proof of funds or flexibility on timescales) are often given priority in negotiations and communications.

What information do you need from me to be taken seriously as a buyer?  

Providing the right information early on helps us (and sellers) recognise you as a serious, proceedable buyer. Here’s what we’ll typically need from you:

If you’re a cash buyer: A recent bank statement or letter from your bank showing you have the funds available.

Do you group viewings or offer private appointments?  

At Williams & Goodwin, we offer both private appointments and grouped (block) viewings, depending on the property and the level of interest.

Private Appointments 

Most commonly, we arrange individual, private viewings at a time that suits you and the seller. This allows you to view the property at your own pace and ask any questions you may have in confidence.

Grouped (Block) Viewings 

In cases where a property is particularly popular or to accommodate high demand, we may organise block viewings. This means several buyers view the property in allocated time slots, often on the same day.

Even during block viewings, we aim to give each buyer enough time and personal attention.

We’ll Confirm Receipt 

We’ll acknowledge your offer, discuss any details with you, and present it promptly to the seller. We’ll also let you know if there are any other competing offers.

Negotiation & Updates

We’ll keep you updated on the seller’s response and guide you through any negotiations or next steps.

Do you present all offers to the seller, and how are they shared?  

Yes, at Williams & Goodwin, we are legally and ethically obliged to present every offer we receive to the seller, regardless of the amount or conditions.

This ensures the seller is fully informed and can make the best decision

How are offers shared with the seller? 

All offers are communicated promptly to the seller, usually both verbally and in writing.

We provide the seller with full details of each offer, including:

  • The offer amount
  • The buyer’s position (e.g., first-time buyer, chain-free, mortgage status)
  • Any conditions attached to the offer (such as timescales or requests for fixtures and fittings)
  • Proof of funds or mortgage agreement in principle, where available

We also advise the seller on the strengths and weaknesses of each offer, but the final decision always rests with them.

If you have made an offer or are considering doing so, rest assured that your offer will be presented in full and fairly to the seller.

Will you advise me honestly if my offer isn’t competitive?  

Absolutely—honest and transparent advice is central to the way we work at Williams & Goodwin.

If you submit an offer that isn’t competitive, we will always let you know, and explain the reasons why. This might include:

  • Letting you know if there are higher offers already on the table
  • Advising if your offer is below the seller’s expectations or the current market value
  • Providing guidance on how you could strengthen your position (for example, by being chain-
  • free, having a mortgage in principle, or being flexible on timescales)

What happens once my offer is accepted?  

Once your offer is accepted on a property through Williams & Goodwin, here’s what happens next:

Offer Confirmation

We’ll confirm the acceptance of your offer in writing and outline any conditions agreed between you and the seller.

Instruct a Conveyancing Solicitor

You’ll need to appoint a conveyancing solicitor to handle the legal aspects of the purchase. If you haven’t already chosen one, now is the time to do so.

Apply for Your Mortgage (if needed)

If you require a mortgage, you should formally apply now. Your lender will arrange a valuation of the property.

Surveys and Searches

You may wish to arrange a survey (such as a HomeBuyer’s Report or full structural survey).

Your solicitor will carry out legal searches (local authority, environmental, etc.) to check for any issues with the property.

Exchange of Contracts

Once all checks, searches, and your mortgage are in place, you and the seller will agree a completion date. Your solicitor and the seller’s solicitor will exchange contracts—this is when the sale becomes legally binding and you’ll pay your deposit.

Completion

On the agreed completion date, the remaining funds are transferred, and you receive the keys to your new home!

Are there any fees or obligations for buyers working with you?  

Here’s how it works when buying through Williams & Goodwin:

  1. No Buyer’s Fee for Most Sales – In the vast majority of cases, buyers do not pay any fees to us as the estate agent. Our commission is paid by the seller.
  2. Auction Properties – Some auction sales may involve a buyer’s fee or reservation fee, which will always be clearly stated in the auction particulars. If you’re interested in an auction property, we’ll make sure you have all the details upfront.
  3. No Obligation – You’re under no obligation to pay us for viewing properties or making offers. You’re free to withdraw from a purchase at any time up until contracts are exchanged.
  4. Other Costs to Consider – As a buyer, you’ll need to budget for your own costs such as surveys, conveyancing fees, and Land Transaction Tax (LTT). We’re happy to advise on these if needed.

What needs to happen before exchange of contracts?

Here’s our process for what needs to happen before exchange of contracts…

  1. Formal Offer Accepted – The seller must formally accept your offer and both parties agree on the main terms of the sale.
  2. Appoint Solicitors/Conveyancers – Both buyer and seller instruct their own solicitors or licensed conveyancers to handle the legal work.
  3. Mortgage Arranged – If you’re buying with a mortgage, you’ll need a formal mortgage offer in place (not just an agreement in principle).
  4. Property Searches – The buyer’s solicitor will carry out searches (local authority, environmental, water/drainage, etc.) to check for any issues affecting the property.
  5. Survey/Valuation – Most buyers arrange a survey or valuation to assess the property’s condition and value.
  6. Enquiries Answered – The buyer’s solicitor will raise enquiries about the property (e.g., boundaries, planning permissions, fixtures and fittings). The seller must provide satisfactory answers.
  7. Contracts Prepared & Reviewed – Both solicitors prepare and review the contract of sale, ensuring all details are correct and agreed.
  8. Deposit Arranged – The buyer arranges to transfer the deposit (usually 10% of the purchase price) to their solicitor, ready for exchange.
  9. Agree Completion Date – Both parties agree on a completion date (the day you move and funds are transferred).
  10. Sign Contracts – Both buyer and seller sign their copies of the contract.

Once all these steps are complete, the solicitors will exchange contracts over the phone and the sale becomes legally binding.
