Social media – the technology revolution, it’s happening now.
The dramatic and fast growth of social media is simply astonishing and, as a leading agent, we ensure that we reap the benefits of social media for our sellers and landlords.

We have embraced Facebook by showcasing some of our properties on the platform in much the same way as we do on some of the portals. Why not like us on Facebook/tppuk? The same goes for Twitter with our offices tweeting auction results and messages throughout the month.

LinkedIn also provides great ways to open conversation with buyers and sellers and fellow property professionals. Why not connect with a member of our team in your area. We also post videos of property and auction results together with information on local areas and sponsorships that we have provided for local teams within the community.

Yes, at Williams & Goodwin we offer both accompanied viewings and the option for sellers to conduct their own—whichever suits your needs best.

  • We can highlight your property’s best features.
  • Buyers often feel more comfortable asking questions.
  • We handle all the arrangements and feedback for you.

Seller-Conducted Viewings

If you prefer, you can conduct your own viewings. Some sellers like to do this for flexibility or to provide a personal touch. We’ll provide you with tips and guidance to help you make the most of each viewing.

You’re welcome to choose whichever option you feel most comfortable with, or even combine both approaches.

Do you offer premium marketing packages for luxury properties?

At Williams & Goodwin we understand that luxury and high-value properties may require a tailored marketing approach to achieve the best results. However, we acknowledge that price shouldn’t be the only factor that determines if a property is “Special”.

That’s why in 2003 we launched our “Special Collection” service aimed not only at the high-end priced properties but any property that had that special attribute that made it stand out from the rest in its sector.

Our Special Collection marketing packages for individual properties typically include:

  • Professional photography to showcase your home at its very best.
  • Detailed floorplans and, where appropriate, virtual tours.
  • High-quality brochures with bespoke property descriptions.
  • Featured listings on our own website and major property portals to maximise exposure.
  • Targeted social media campaigns to reach the right audience.
  • Eye-catching ‘For Sale’ boards with QR codes for instant online access to your property details.
  • Discreet marketing options if you prefer a more private approach.
  • Accompanied viewings by experienced team members familiar with the luxury market.

We are always happy to discuss your specific needs and create a bespoke marketing plan for your property.

Why do sellers choose your estate agency?

Sellers choose Williams & Goodwin for several key reasons:

1. Local Expertise with national connections.

We are a truly local, independent estate agency with offices across Anglesey and Gwynedd. Our team lives and works in the community, giving us in-depth knowledge of the local property market and buyer demand. Through our membership of The Guild of Property Professionals we are also connected to around 800 offices in the UK.

2. Personal, Bi-lingual Service

We offer a friendly, personal service and are proud to provide support in both Welsh and English. You’ll deal with a dedicated team who knows your property and your needs—not a call centre.

3. Proven Track Record

We consistently achieve excellent results for our clients. Around 40% of our business comes from recommendations and repeat customers, and we’ve won multiple awards based on genuine customer feedback. Read our reviews here.

4. Comprehensive Marketing

We use a blend of traditional and innovative marketing—including floorplans, online listings, social media, and targeted campaigns—to ensure your property reaches the widest possible audience.

5. Skilled Negotiation & Sales Progression

Our experienced & mainly qualified team handles all negotiations on your behalf and works proactively to keep your sale moving smoothly, resolving any issues that arise in the property chain.

6. No Sale, No Fee

You only pay us when your property successfully sells, giving us a real incentive to achieve the best possible result for you.

How long does it typically take for you to sell a property?

The time it takes to sell a property can vary depending on several factors, such as location, price, and market conditions. However, in North Wales, the average time to sell a property is typically between 17 and 34 weeks.  At Williams & Goodwin The Property People we are delighted we often appear as one of the fastest selling agents, with the closest to original asking price achieved.

Please note, these are averages and your property could sell more quickly or take a little longer, depending on its unique features, price, and current demand. For example, our auction properties go from on market to exchanged contracts in around 6 weeks.

How do you qualify prospective buyers for my property?

Qualifying prospective buyers is a crucial part of our service at Williams & Goodwin, and helps ensure a smooth sale for you.

 How We Qualify Buyers

  • Financial Checks

We ask all interested buyers to provide evidence of their financial position, such as an Agreement in Principle from a mortgage lender or proof of funds for cash buyers.

This helps confirm they are in a genuine position to proceed.

  • Chain Position

We establish whether the buyer has a property to sell, and if so, whether they have already accepted an offer.

Buyers with no chain, or those who have already sold, are generally in a stronger position.

  • Motivation & Timescales

We discuss the buyer’s motivation for moving and their preferred timescales, to ensure they align with your needs.

  • ID and Anti-Money Laundering Checks

We carry out identity and anti-money laundering checks on all buyers, as required by law.

  • Regular Communication

We maintain close contact with buyers throughout the process to ensure their circumstances haven’t changed and to keep your sale moving forward.

By thoroughly qualifying buyers, we help minimise the risk of sales falling through and ensure you only deal with serious, proceedable purchasers.

How do you decide on the right asking price?

Setting the right asking price is one of the most important steps in achieving a successful sale.

How We Decide on the Right Asking Price

  • Local Market Analysis

We review recent sale prices of similar properties in your area, as well as current listings, to understand the local market trends.

  • Property Appraisal

One of our experienced & Qualified local agents will visit your home to assess its condition, features, size, and unique selling points.

  • Online & Exclusive in house Research Tools

We use online data to compare the market as a starting point, but always combine this with our in-depth local knowledge and our own exclusive database for greater accuracy.  As the leading selling agent on Anglesey, it naturally follows that we have the largest database of comparable sold properties and current stock.  A rough guide can be obtained by trying our instant valuation tool here.

  • Consideration of Market Conditions

We take into account current demand, seasonality, and any wider economic factors that may affect buyer activity.

  • Your Circumstances

We discuss your priorities—whether you need a quick sale or are aiming to achieve the highest possible price—and tailor our advice accordingly.

  • Professional Guidance

We’ll explain our recommended asking price, provide evidence to support it, the most appropriate method of sale and then discuss a pricing strategy (including whether to invite offers or set a fixed price).

Why is this important?
Setting the right price from the outset attracts more buyers, generates more interest, and often results in a better final sale price. Overpricing can lead to your property sitting on the market, while underpricing may mean you don’t achieve its full value.

Are your sellers fees negotiable?

At Williams & Goodwin, our sellers’ fees are competitive and reflect the high level of service, expertise, and results we provide.

While we have a standard fee structure, we understand that every property and situation is unique. We are always happy to discuss your individual circumstances once we have seen the property.

We operate on a no sale, no fee basis, so you only pay if your property sells.

If you’d like to discuss your property and receive a tailored quote, please request a free valuation or email us.

What if another agent suggests a much higher price than you?

That’s a great question, and it’s something many sellers encounter.

If Another Agent Suggests a Much Higher Price

It can be tempting to choose the agent who gives the highest valuation, but it’s important to understand why there might be a difference:

  • Market Appraisal vs. Valuation:
Some agents may provide an inflated market appraisal to win your instruction, rather than basing their advice on realistic evidence and recent sales. This can lead to your property sitting unsold for longer and may eventually require price reductions.
  • Evidence-Based Pricing:
At Williams & Goodwin, we base our recommended asking price on thorough research—recent comparable sales, current market trends, and our local expertise. We’ll always share the evidence behind our advice so you can make an informed decision.
  • Potential Risks of Overpricing:
Overpricing can deter serious buyers, reduce viewing numbers, and may ultimately result in your property selling for less than if it had been priced correctly from the start.
  • Your Choice:
Ultimately, the decision is yours. We’re here to offer honest, professional advice and support you in achieving the best possible outcome.

If you’re unsure about differing valuations, we recommend:

  • Asking each agent for evidence of similar properties they’ve sold recently.
  • Considering how long their properties typically stay on the market.
  • Looking at their track record and customer reviews.

Would you like us to provide a detailed, no-obligation market appraisal with supporting evidence? You can request one here or email llangefni@tppuk.com.

Should I price high and reduce later, or price to sell?

Pricing High and Reducing Later

Pros:

May leave room for negotiation if buyers expect to haggle.

Cons:

  • Can deter serious buyers, as your property may appear overpriced compared to similar homes.
  • Properties that sit on the market for too long often become “stale,” leading buyers to wonder if there’s something wrong.
  • You may ultimately achieve a lower sale price after reductions than if you’d priced realistically from the start.

Pricing to Sell (Realistically)

Pros:

  • Attracts more interest and viewings early on, when your property is freshest on the market.
  • Can create competition, sometimes resulting in offers at or above the asking price.
  • Often leads to a quicker sale and a smoother process.

Cons:

Less room for negotiation, but a fair price usually attracts serious buyers.

Our advice at Williams & Goodwin:
We recommend setting a realistic, evidence-based asking price from the outset. This approach consistently achieves the best results for our clients in North Wales and the wider UK market.

What’s the difference between sole agency, multi-agency, and sole selling rights?

Here’s a clear explanation of the differences between these common estate agency agreements:

Sole Agency

What it means:
You instruct just one estate agent (e.g., Williams & Goodwin) to market and sell your property.

Key points:

  • If the agent finds a buyer, you pay their fee.
  • If you find your own buyer (property not introduced by agent and without the agent’s help), you usually don’t pay a fee.
  • This is the most common and straightforward arrangement.
  • Fees are typically lower than with multi-agency.

Multi-Agency

What it means:
You instruct two or more estate agents at the same time, and only the agent who successfully sells the property earns the fee.

Key points:

  • Can create competition between agents and sometimes result in a quicker sale due to increased exposure.
  • Fees are usually higher (to reflect the risk that an agent may do the work but not get paid).
  • Can lead to confusion or duplicated marketing.

Sole Selling Rights

What it means:
You grant one agent exclusive rights to sell your property e.g. in an auction situation.

Key points:

  • You pay the agent’s fee even if you find your own buyer.
  • Usually lasts for a set period (e.g., 8–12 weeks).
  • Offers the agent a strong incentive to focus on your sale.

Which is best?

  • Sole agency is most popular, balancing cost and service.
  • Multi-agency can be useful if your property is unique or hard to sell, but costs more.
  • Sole selling rights are less common—make sure you’re happy with the terms before signing.
