Are you regulated and covered by a redress scheme for lettings?
Yes, we are fully regulated and covered by a redress scheme for lettings. Williams & Goodwin are proud members of professional bodies such as Propertymark ARLA (Association of Residential Letting Agents), and we are also part of The Property Ombudsman (TPO) scheme.
Do you provide tenant find only or fully managed services?
Yes, we offer both Find Tenant Only and Fully Managed lettings services as well as Rent Collection.
What is included in your property management package?
We handle everything from marketing, tenant selection and referencing to day-to-day management, rent collection and chasing arrears (where needed), maintenance coordination, keep the property compliant with current legislation, and regular visits to the property.
Do you conduct regular property inspections?
Yes, inspections are carried out every 3 months. Should there be any issues at the property we can arrange for these to be more frequent until the issues are resolved.
How do you handle tenant complaints and maintenance requests?
Tenants can report maintenance issues quickly and easily via our online portal on FixFlo or contacting the office direct, we then coordinate between the landlords, contractor, and tenants for the works to be carried out. We promptly assess and arrange for repairs, keeping both tenants and landlords updated throughout the process and we encourage tenants to contact us directly with any concerns.
Complaints are handled professionally and in line with our internal procedures, aiming for a swift and fair resolution. If an issue cannot be resolved internally, tenants have access to an independent redress scheme through The Property Ombudsman.
Do you offer rent guarantee or rent protection insurance?
Yes, we offer rent protection through a 3rd Party Company (Goodlord).
What tenant referencing checks do you perform?
All our referencing checks are performed by Goodlord, these include ID, Credit, Residential, Income and Financial Sanctions Checks.
Can you recommend local areas for BTL property investment?

Do you help landlords acquire legal & compliance certificates?
We assist landlords in acquiring all the necessary legal and compliance certificates required for letting property in Wales and have contractors that we work with closely to ensure that these are carried out to a high standard.
How do you market my rental property to find tenants quickly?
Do you handle rent collection and chasing late payments?
Yes, we have both services as part of our fully managed package.
What happens if my tenant stops paying rent?
We will support you through each step of the process to resolve the issue as efficiently and lawfully as possible.
This includes prompt action and communication with all parties involved, formal reminders, advise on next steps (notice or court action if necessary) or contact guarantors if available.
Do you provide inventory services and check-in/check-out reports?
Yes, as part of the fully managed service these are included in the monthly management fee, for find tenant only these are available at an additional charge.
How do you screen tenants to ensure reliable long-term renters?
As part of the referencing process, we will request information from their previous landlord, including if rent was paid, if there was any damage and how long they lived at that address.
We will also ask for employment information or proof of income and carry out credit checks. If necessary, we will also request a guarantor for additional peace of mind.
What emergency maintenance support do you offer landlords?
Tenants have access to FixFlo which provides 24/7 reporting that will be sent to all members of the team. We also have network of trusted local contractors who can respond quickly to emergencies.
What kind of lettings services and packages do you offer?
We offer fully managed, rent collection, or find tenant only. However, we can discuss custom packages.
Are letting agent fees negotiable?
Yes, letting agent fees can sometimes be negotiable, depending on the level of service you require, the type and number of properties you have, and the current market conditions.
What types of landlords do you work with?
We work with a wide variety of landlords across Anglesey and Gwynedd, whether private, portfolio, new, overseas or accidental landlords.
Do you handle tenancy agreements and deposit registration?
Yes, we handle both contracts and deposit registration. Deposits are registered with the DPS as required by law and provide all necessary information to the tenants.
Our contracts are legally compliant and we make sure if any changes are made that they are reflected in our agreements.
What happens if a tenant falls into arrears? What does your agency do?
Prompt Communication – We contact the tenant as soon as possible after a payment is missed, reminding them of their obligations and seeking to understand the reason for the arrears.
Support & Resolution – Where possible, we work with the tenant to agree a repayment plan or resolve any temporary difficulties, aiming to avoid escalation.
Formal Notices -I f arrears continue, we serve the appropriate legal notice
Legal Action (if required) – If the arrears are not resolved, we can guide you through the process of applying for a possession order through the courts, and support you at every stage, please note we would not be able to arrange this for you.
Ongoing Advice – Throughout, we keep you informed and advise on the best course of action, always aiming to minimise your losses and stress.
What exactly does your agency does vs what do I still have to do as landlord?
We handle marketing, viewings, tenant referencing, preparing tenancy agreements, deposit registration, rent collection, and, for managed properties, inspections, repairs, and legal compliance. We also serve notices and offer ongoing support.
As the landlord, you’ll still need to arrange mortgage consent (if required), landlord insurance, make decisions on major repairs, and manage your own tax affairs.
Who pays for repairs if the agent manages the property?
You, as the landlord would still be responsible for paying for the repairs, this is usually taken from the rental income.
Does your agency add a mark-up on contractors?
We do not add a mark-up to contractor invoices. Any maintenance or repair work arranged on your behalf is charged at the contractor’s actual cost, with no additional fees from us.
How fast should maintenance requests be handled?
We prioritise maintenance requests based on their urgency to ensure the safety and comfort of our tenants. Emergency issues, such as major leaks, loss of heating or hot water, or electrical faults are addressed as quickly as possible, often within 24 hours.
Urgent but non-emergency repairs, like a broken appliance, are typically dealt with within a few days. Routine maintenance requests may take a little longer, but we always aim to resolve them promptly and keep you updated throughout the process.
Which deposit scheme does your agency use and who holds it?
We register deposits with the Deposit Protection Service (DPS). The deposit is held securely by the scheme provider.
What happens at checkout if there’s damage or cleaning needed?
When the tenancy ends, we carry out a checkout inspection comparing the property’s condition to the original inventory. If there’s any damage or cleaning needed beyond fair wear and tear, we’ll inform the tenant and provide evidence.
Any proposed deposit deductions can be discussed, and if there’s a dispute, the deposit protection scheme offers a free resolution service.
How often does your agency update me?
At Williams & Goodwin, we provide regular updates at every key stage of your tenancy or property transaction. If you prefer more or fewer updates, just let us know and we’ll tailor our communication to suit you. We also have regular newsletters with any key changes made to residential lettings.
How will the Renters’ Rights Act/new rules change what your agency should do?
The Renters’ Rights Bill and similar new rules currently apply in England only, not in Wales. In Wales, we follow the Renting Homes (Wales) Act, which already brought in major changes for landlords and tenants. At Williams & Goodwin, we always comply with the latest Welsh legislation to protect both landlords and tenants.
Do I need landlord insurance if I use your letting agency?
While landlord insurance is not a legal requirement, we strongly recommend it—even if you let your property through Williams & Goodwin.
How do I switch letting agents without upsetting tenants?
We recommend being open and clear with your tenants about the change, reassuring them that their tenancy terms, rent, and rights will remain the same. We’ll handle all the necessary arrangements with your previous agent, including collecting documents and keys, to ensure a smooth transition. By maintaining professional and timely communication throughout, you can help your tenants feel supported and minimise any concerns.
Is self-managing worth it vs paying an agent?
Self-managing can save you agency fees, but it also means you’ll be responsible for everything: finding tenants, handling legal compliance, collecting rent, managing repairs, and dealing with any issues that arise. This can be time-consuming and stressful, especially if you’re not familiar with the latest regulations or don’t live locally.
