Awdurdodau lleol neu landlordiaid cymdeithasol cofrestredig yw landlordiaid cymunedol fel arfer. Mae landlordiaid preifat yn landlordiaid nad ydynt yn perthyn i'r categori cymunedol.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Mathau o denantiaethau&nbsp;<\/h3>\n\n\n\n<p>Newidiodd y derminoleg a ddefnyddir ar gyfer tenantiaid a chytundebau tenantiaeth o dan y diweddariad deddfwriaeth diwethaf. Gelwir tenantiaid a thrwyddedigion yng Nghymru yn ddeiliaid contract ac yn lle bod \u00e2 chytundebau tenantiaeth, fel y\u2019u gelwid yn hanesyddol, mae contractau meddiannaeth.&nbsp;&nbsp;<\/p>\n\n\n\n<p>Mae dau fath o gontract meddiannaeth.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Cytundeb Diogel:<\/strong> Mae'r rhain yn berthnasol i gontractau o dan landlordiaid cymunedol.\u00a0<\/li>\n\n\n\n<li><strong>Cytundeb Safonol: <\/strong>Mae'r rhain yn berthnasol i gontractau o dan landlordiaid preifat, er y gallant hefyd gael eu defnyddio gan landlordiaid cymunedol mewn achosion penodol.\u00a0<\/li>\n<\/ul>\n\n\n\n<p>Rhennir contractau meddiannaeth yn bedwar categori o delerau:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Materion Allweddol:<\/strong> Enwau\u2019r part\u00efon sy\u2019n ymwneud \u00e2\u2019r contract a chyfeiriad yr eiddo rhent dan sylw. Nid yw\u2019r rhain yn ddewisol a rhaid eu cynnwys ym mhob contract meddiannaeth.\u00a0<\/li>\n\n\n\n<li><strong>Termau Sylfaenol:<\/strong> Mae\u2019r telerau sylfaenol yn amlinellu manylion allweddol fel cyfrifoldebau\u2019r landlord am gynnal a chadw eiddo a beth sy\u2019n digwydd pan ddaw\u2019r contract i ben.\u00a0<\/li>\n\n\n\n<li><strong>Termau Atodol:<\/strong> Yn Neddf Rhentu Cartrefi Cymru, mae\u2019r telerau atodol yn cwmpasu sefyllfaoedd a all godi yn ystod cyfnod y contract. Er enghraifft, absenoldeb estynedig arfaethedig tenant.\u00a0<\/li>\n\n\n\n<li><strong>Telerau Ychwanegol:<\/strong> Os oes angen gosod unrhyw faterion eraill yn ysgrifenedig, ymdrinnir \u00e2'r rhain yn y telerau ychwanegol. Gallai hyn fod yn berthnasol i gadw anifeiliaid anwes yn yr eiddo, er enghraifft. Ond rhaid eu hystyried yn deg yn unol \u00e2'r <a href=\"https:\/\/www.which.co.uk\/consumer-rights\/regulation\/consumer-rights-act-aKJYx8n5KiSl\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Deddf Hawliau Defnyddwyr 2015<\/a>.\u00a0<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Cyfnodau rhybudd a throi allan&nbsp;<\/h3>\n\n\n\n<p>Ar gyfer contractau safonol newydd ers 1 Rhagfyr 2022, cynyddwyd y cyfnod rhybudd dim bai ar gyfer dadfeddiannu safonol o 2 fis i 6 mis. Daeth hyn i rym ar gyfer contractau presennol yn 2023.&nbsp;<\/p>\n\n\n\n<p>Ni chaniateir i landlordiaid droi tenant allan ar sail eu bod yn cwyno am gyflwr yr eiddo. Os bydd y llys yn barnu bod eiddo yn anaddas i fyw ynddo yn dilyn hysbysiad troi allan heb fai, caiff landlordiaid eu hatal rhag cyflwyno hysbysiad troi allan heb fai am y 6 mis nesaf.&nbsp;&nbsp;<\/p>\n\n\n\n<p>Delir tenantiaid i safon uchel hefyd. Mae Deddf Rhentu Cartrefi (Cymru) yn nodi\u2019n ysgrifenedig na ddylai deiliaid contract ymddwyn yn wrthgymdeithasol yn yr eiddo.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Ffit ar gyfer Preswyliad Dynol (FFHH)&nbsp;<\/h3>\n\n\n\n<p>Ai eich eiddo rhent <a href=\"https:\/\/england.shelter.org.uk\/professional_resources\/legal\/housing_conditions\/responsibility_for_repairs\/fitness_for_habitation_in_rented_homes\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">ffit i bobl fyw ynddo (FFHH)<\/a>? Mae Deddf Rhentu Cartrefi (Cymru) 2016 yn glir iawn ynghylch yr hyn a ddisgwylir gan landlordiaid i ddarparu cartref diogel a chyfforddus i ddeiliaid contract.\u00a0<\/p>\n\n\n\n<p>O dan y rheoliadau rhentu yng Nghymru, mae landlordiaid yn gyfrifol am brofi diogelwch trydanol a sicrhau bod larymau mwg a synwyryddion carbon monocsid yn cael eu gosod. Mae\u2019n bosibl ychwanegu cyd-ddeiliad contract newydd at gontract rhentu Cymraeg, heb fod angen dod \u00e2\u2019r contract presennol i ben.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Hawliau olyniaeth&nbsp;<\/h3>\n\n\n\n<p>Beth fydd yn digwydd os bydd un deiliad contract yn marw? Mae Deddf Rhentu Cartrefi (Cymru) 2016 yn caniat\u00e1u ar gyfer amodau penodol.
